Welcome to Grand Panama Beach Resort and to the World’s Most Beautiful Beaches! You and each member of your party must read and acknowledge the below rules of Grand Panama Beach Resort Owners Association. All fields are required. The registration fee is $50. This fee includes one parking pass and armbands for each member of your party. You may get an additional parking pass for $30. Motorcycle parking is available at $30 per motorcycle. Adults and children 13 years of age and older are required to wear armbands while on property. Parking passes and armbands will be available upon guest check-in within the Tower II lobby at the Owner Services desk.

General Information
Grand Panama Beach Resort Rules and Information are to ensure a pleasant and safe stay for all of our guests. We ask that you adhere to the rules while enjoying your stay at our Resort.
Every unit rental reservation must register and pay the required vehicle registration fee(s). Armbands are required to be worn while on property. Lost or stolen armbands are $20.00 each and are available at Owner Services in the Tower II lobby. Parking Passes must be displayed on the vehicle center mirror.

Luggage Carts
Luggage Carts are located within the Tower I foyer, Tower II foyer and Parking Garage levels P2 – P5 next to the elevators. Luggage carts are not allowed to be left within the units. Once used, please return the luggage cart to the foyer for the convenience of other owners and guests.

Resort Rules
No person shall conduct any activity on property that creates a legal nuisance. Quiet hours are from 10:00 PM – 8:00 AM. Possession of illegal drugs, or use of fireworks will not be tolerated on property. No trailers, detached campers or camper shell, recreational vehicle, golf carts or scooters are allowed on property. Minimum age requirement for renting at the Resort is 21 years of age. No glass in the pool area, pool deck or grill area. No food or drink is allowed within the pools or spas. No food or drink is allowed to be placed on the pool coping or within 4’ of the pool. Swim diapers are required on small children. All children 12 and under must be accompanied by an adult while in the pool and spa areas. Pool and spa hours are from 9:00 AM – 10:00 PM. Per Florida Statute 718.790.19, it is a felony to spit or throw any item off of a unit balcony or walkway. No grills are allowed on unit balconies. Nudity and indecent exposure, in any public area at the resort, including any area exposed to public view is not allowed (violators may be prosecuted). No towels are allowed to be hung from balcony railings. Climbing or leaning over railings are prohibited. Vehicles without a parking pass are subject to tow at the vehicle owner’s expense. Vehicles parked in assigned or reserved parking spaces with a parking pass are subject to tow at the vehicle owner’s expense. No vehicle exceeding 7’6” height is allowed within the Tower II parking garage. No vehicle exceeding 9’ is allowed within the stand alone parking garage located beside Tower II. Vandalizing, destroying property and/or not following property rules may result in eviction and prosecution for damages. Per Panama City Beach ordinance, no alcohol is allowed on the sandy beaches for the month of March.

Pets
Keeping of a pet (domestic dogs or cats) is not a right but a conditional license. Pet Owners desiring to possess a pet on Condominium property are required to apply for a conditional license to receive a pet tag, which is to be displayed on the animal while on the property. Conditional license is subject to termination at any time by the Association upon finding that no tag, a pet is vicious or has in any way become a nuisance or disturbs other owners or guests. In the event of an incident, the Association has the right to suspend the owner’s right to have that pet on Condominium property; thereby, requiring the owner to immediately remove the pet from the premises. No more than (2) two pets shall be allowed per unit. Pets on the list of dangerous breeds are banned and include but are not limited to: Pure-or mixed breed Akita; American Pit Bull Terrier; American Staffordshire Terrier; Catahoula Leopard; Chow; Doberman Pinscher; German Shepherd; Husky; Malamute; Pit Bull; Presa Canario; Rottweiler; Staffordshire Bull Terrier; Wolf. If any dispute of the breed of an owner arises, it shall be the owner's responsibility to supply the Association proof of the breed by a DNA report at the owner's expense. Each pet has a 25 pound or less weight limit. Tenants must provide the completed animal registration form, proof of vaccinations, applicable documentation for emotional dogs/cats or service to receive a pet tag at front desk located in the Grand Panama Tower 2 Lobby prior to bringing the pet on premises. The registration form will be supplied by the renting owner or the renting agency. Pets must be on a leash at all times except when inside the unit. The “pet friendly” area is designated by signage and shall be the area where a tenant may “walk” his or her pet. The “pet friendly” area is the only area where animal urination/defecation is permitted and any animal waste shall be picked up immediately by the tenant and disposed of properly. Pets are NOT allowed on the beach side area of the Condominium, in any pool, or on any pool deck. A tenant is liable for all damages caused by their pet and must sign a waiver accepting responsibility for any injuries or damage. If a person is found to be noncompliant with this pet policy, it is grounds for the revocation of the authorization to keep the animal on the property and the person will be asked to remove their animal from the property. If additional violations occur, that person may be fined $100.00 per violation up to a maximum of $1000. Each occurrence shall be a separate violation. If the person to be fined is a tenant of a unit owner, the fine may be levied against the applicable unit owner and also the tenant. Service animals must meet the requirements of a legally recognized disability under the Americans with Disability Act. Emotional support animal owners must provide a letter, dated before check-in, from his/her physician, psychiatrist, social worker, or another mental health professional who is the registered health care provide stating that the person has a disability and that the animal alleviates one or more of the identified symptoms or effects of the person’s disability. Any service animal or emotional support animal must be in compliance with the resort’s animal registration requirement.

FITNESS CENTER
Hours of operation – 6:00 AM – 10:00 PM. Operation of equipment is at your own risk. Please read all instructions for equipment. Do not enter Fitness Center with wet feet or wet clothing. No eating, drinking or horseplay permitted. Do not exercise alone. No one under the age of 18 may use the equipment. Grand Panama Beach Resort Owners Association or any affiliated entity is not responsible for injuries relating to use of equipment.

TRASH CHUTE
Trash chutes are located on each floor. For Tower I, trash chutes are located across from 04 units. For Tower II, trash chutes are located across from 07 units. Please only place household trash within the trash chute. Any glass bottles must be bagged. Cardboard boxes may be placed next to the trash chute doors and will be removed by Grand Panama Beach Resort Custodial Services.

UNIT ACCESS
The Association has the right to gain unit access in the case of an emergency or routine maintenance. All units receive Pest Control service and notices are placed on the doors on the day prior to service. The Association communicates with the owners and rental management companies if unit access is needed.
By electronic signing this agreement, I acknowledge and agree on my behalf and those in my party to assume all the foregoing rules, risks and accept sole responsibility for any injury to “us” (including, but not limited to, personal injury, disability, and death), illness, damage, loss, claim, liability, or expense, of any kind, that we may experience or incur in connection with our visit to Grand Panama Beach Resort. I have provided this agreement to all adults in my party, and they have agreed to the terms and conditions herein on their own behalf and on behalf of their minor children or those in their custody. On my behalf, and on behalf of those in my party, I hereby release, covenant not to sue, discharge, and hold harmless Grand Panama Beach Resort, its owners, Board of Directors, managers, employees, agents, and representatives. I understand and agree that this release includes any claims based on the actions, omissions, or negligence of Grand Panama Beach Resort, its Board of Directors, managers, employees, agents, and representatives. I hereby agree that I have been provided a copy of this agreement to my email. I have provided this agreement to all adults in my party, and they have agreed to the terms and conditions herein on their own behalf and on behalf of their minor children or those in their custody.

Warning! Overcrowding or jumping in elevators will cause the safety mechanisms to shut down the elevator.  You will be stuck in this elevator for 30 minutes or longer until Emergency Personnel arrive.  Violators will be charged $1,000 for the expense of an emergency service call allowed by Florida Statute 806.13 Criminal Mischief, payable immediately.
